Co-founder & Co-CEO Stephanie Grayson named 40 under 40 with Crain's New York Business

Stephanie’s journey began at Harvard University, where she earned her bachelor’s degree in government economics. It was there she developed a deep curiosity about how the public sector could influence corporate behavior for the greater good. That passion for systemic change would guide her through every chapter that followed.

In her career as a commercial real estate investor at Goldman Sachs and KKR, Stephanie saw firsthand the massive environmental footprint of the built world. “Real estate drives 40% of global emissions,” she explains. “Driving scalable support for the world’s largest portfolios is critical to combating climate change.”

But effecting change wasn’t easy. The real estate industry was still, in her words, “hugely undigitized,” and aligning stakeholders proved challenging. Rather than accept the status quo, Stephanie made a bold pivot—from investment to entrepreneurship—and launched Cambio in 2021 alongside her co-founder, Leia de Guzman.

Scaling Climate Impact Through Innovation

Cambio was born out of a singular purpose: to make decarbonization not only possible, but practical for the world’s largest real estate portfolios. Powered by AI and informed by deep domain expertise, our platform automates carbon measurement and maps actionable pathways to net-zero compliance. We connect landlords, tenants, investors, engineers, and regulators—unlocking collaboration at scale.

Under Stephanie’s leadership, Cambio has already created action plans for thousands of buildings, delivering energy savings of 10% to 30% for clients like the General Services Administration and Twilio.

We’ve also been recognized by leading institutions, including Y Combinator, which accepted Cambio into its highly selective cohort (just 2% of 19,000 applicants made the cut), and secured funding from Fifth Wall, the world’s largest proptech-focused VC.

Leading by Example

Stephanie’s story is also deeply personal. A first-generation Cuban American, she co-leads Cambio with Leia, a Filipina immigrant. Together, they represent a new face of leadership in a traditionally male-dominated industry.

“Diversity is coming to the industry, and we’re proud to be a part of that,” Stephanie says. “It’s so important that future generations see people who look like us driving disruption in this space.”
